Description

Outjo Game Farm for sale.

This bushveld gem is situated north west of Outjo on the C40 main road to Kamanjab and en route the Galton gate of the Etosha national park. The farm is 3100 ha of which 2600 ha is game fenced with various game species ( giraffe, eland, kudu, oryx, blue wildebeest, burchell zebra, red hartebeest, impala, warthog, duiker, steenbok, jackal and various other smaller animals. ) There are three water holes each fitted with well maintained windmills. The boreholes are all 30 m deep with the water table at 18 m.

There is a hochsitz(elevated hide) at each waterhole. Adjacent is a 400 ha stock proof camp, divided in 2 camps with infra structure for small stock farming. The soil is fertile sandy loam with the odd calcete outcrop. The vegetation is (typical for the area) mopane veld with various acacia species, edible shrubs and a variety of grazable grasses. The farm is well managed with very little evidence of bush encroachment. Average rainfall for this area is about 400 mm/ year. There is an 6 year old established citrus orchard on 4 ha, about 250 naartjie ( tangerine) trees and 1700 eureka lemon trees. The estimate harvest is about 120 metric tonne/ year. Irrigation is done through double drip lines directly from the boreholes with filters and fertigation tank in place. Another 10 ha plantation of 8000 kiri trees ( paulownia) is about 2 years old and harvesting will start in three years time.

The trees are cut every 5 years and regrow for about 25 years. A contract is in place for selling the wood back to Wegrow in Germany. The estimated production is 1000 cub m per year. This is the first project of its kind in Namibia. Irrigation is also done through drip lines. The water supply for both orchards are done from 2 boreholes, each capable of delivering 40 000 l/ hour. The bore holes are each fitted with submersible pumps,delivering 25 cub m each and are interconnected. The water table of these boreholes are also about 18m. Another additional 6 ha prepared for future crops.

There are four more boreholes around the homestead, all equipped with smaller submersible pumps for domestic and garden water supply. A 70 camp with 8 self contained camp sites, each with own shower and ablution facilities was recently built around a water hole where tame springbok, njala and ostriches inhabit. The homestead consists of thatched rooms that are joined together. It is designed to host hunters and others guests.

There are 5 en suite rooms opening on a large verandah around braai area. A sixth room is converted into a managers one bedroom flat. The main house has a large thatched en suite main bedroom, large thatch bar that opens on a verandah overlooking the waterhole of the campsites, a TV lounge, kitchen with pantry and an office with walk-in safe. There is a scullery with built in cool room and separate washing room.

Total area of the main house is 580 sq m. There is a separate 2 bedroom thatched self catering cottage also overlooking the waterhole of the campsites. The homestead is nestled in a beautiful garden with large established jacaranda, wild plum, combretum, wild olive and acacia trees, with large well kept lawn, swimming pool, duck pond and various garden shrubs and plants. Irrigation is done through automated sprinkler system. Vegetable garden protected with bird netting. There is also a 136 sq m greenhouse with RO system, tables and sprinkler system. Around the house are 5 outbuildings used mainly as garden and tool sheds and housing the stand-by generator - 30 kw, 3 cilinder Hatz.

Electricity is supplied by Cenored. The outbuildings were recently built and consist of 360 sq m open shed to house the farm implements, fertilizer, animal food, etc. A tool room with ramp for vehicle repairs divide the shed from the butchery. The latter consists of delivey area With electric winch and fully equipped butcery of 35 sq m with cool room and various butchery equipment. Lastly there are the servant quarters, 4 separate houses and 5 single rooms. The farm is registered as a game - and guest farm with NTB as Ombundja Game Ranch (Ombundja meaning “steenbok” in the oshivambo language) Furniture, equipment and farming implements can be negotiated about. Price includes all the game.
