Description

The beach cottage is about 20km from Xai-Xai town and about 10km east of the Limpopo River mouth at Praia do Zimilene in Mozambique. Access to the development is by means of a sandy track, for which a 4X4 is needed. The cottage is right on the beachfront, overlooking natural tidal rockpools on a pristine stretch of beach. The cottage is known as House No 21 and part of a development by South Africans, which currently has 22 houses. The land use rights are held by a Mozambican company, Pelicano Imobiliaria e Investimentos Limitada and the rights to the house are secured by means of an agreement between Pelicano and the Homeowner.

The cottage is constructed out of wood, with a reinforced concrete bottom floorand has been well maintained over the years.  It consists of a top storey (about 48 square meters in area) with decks on three sides (about 55 square meters in area), with the front deck covered by the roof.  The layout inside is basically open plan with the main bedroom having a washbasin and double bed. The second bedroom is separated from the main bedroom by the bathroom and has two bunk beds, a washbasin and a back door, leading onto the decks.  The bathroom has a toilet and shower with gas heated water. There is also a kitchen area with a beautiful indigenous wood kitchen top, a two-plate gas stove and a Bosch fridge/freezer, powered by a solar system. In addition there is a dining area, with a table for 6 and a lounge area.

The bottom storey (about 46 square meters in area), is also basically open plan and at the moment has two single beds, with space for two more beds.  It also has abathroom with toilet and shower, with gas heated water, separating the two bedroom areas.  It has a basic kitchen area, with two-plate gas stove, a lounge area and large built-in storage cupboards.

Monthly levies are around R2 500 and include everything: water supply, security services, roads, fire prevention, bookkeeping services, refuse removal, etc. Cleaning of the house is done by a local lady living in the area. She comes in once a week and get paid R 600 pm. She is working for us 10 years and always welcome us with a bunch of bananas when we arrive.

It is possible to keep a boat on the premises and launching site is about 2 km from the cottage and you need a 4 x 4 to launch. There is also a good launching site at the mouth of the Limpopo River about 16 km away.
