Bellville suburb

BELLVILLE

Bellville is one of the largest suburbs of Cape Town which, until about 15 years ago was regarded as a city in its own right. Its original name was “12 Mile Stone”, as it is situated 12 miles (20 kilometres) from the Cape Town city centre.  Bellville was originally founded as a railway station, serving the line from Cape Town to Stellenbosch.  It was renamed Bellville, after the Surveyor-General, Charles Bell in 1861.

Bellville is most easily reached via the N1 highway from Cape Town, and is linked to the eastern side of the peninsula by the very busy R300 motorway.  It is located very close to the Cape Town International Airport, and not a great distance from the Cape’s most popular wine routes.

Bellville is the focal point of several other northern suburbs of Cape Town, including places like Parow, Eversdal, Durbanville, and several more. As the biggest of all these suburbs, and because of Bellville’s former city status, a vast majority of the commercial activity of the region, as well as industry, education and medicine, are all centred to a large degree in the Bellville district.

For the property buyer, or real estate investor, Bellville offers an inordinate array of property options, ranging from upper income homes in the Plattekloof, Boston, Eversdal, Parow North and Durbanville areas, to middle income housing in the likes of Parow, Behar and Vasco, and lower income areas such as Parowvallei, Bellville South and Elsies River. Property in Bellville and its satellite suburbs ranges in price from R250 000 in the lower income areas, to in excess of R10 million in the upper income areas. Bellville offers many different types of accommodation, from community flats and low cost housing, to apartments, townhouses, cluster developments and large luxury mansions.  Several parts of Bellville and environs also offer ideal family homes, which are mainly occupied by middle to upper income earners.

Commercial property as well as industrial sites are also on offer in Bellville, as it has large shopping and commercial activity, and a significantly well developed industrial sector too.

Shopping is very well catered for in Bellville and its environs, with many different types and sizes of shopping centres and malls, not to mention convenience centres and streetfront shops. There are two major shopping malls in Bellville, with the Sanlam Centre located in Parow, and the massive Tyger Valley Mall located in Durbanville.

The suburb has generous quantities of all the essential amenities, not least of which is its vast array of schools – state and private – scattered all over the northern district, several of which regularly rank among the top in the Western Cape in terms of academic achievements.

Medically, Bellville residents have access to some of the best and most advanced private hospitals in Cape Town, and in addition, Bellville is home to one of the largest teaching hospitals in South Africa, namely the Tygerberg (State) Hospital, situated in the Ravensmead area. Throughout Bellville and its satellites, there are numerous smaller day hospitals and specialised clinics, as well as a plethora of doctors and dental rooms, serving a wide spectrum of the inhabitants of the entire northern suburbs area.

Bellville is also home to a seemingly endless array of excellent sports facilities, gyms, rugby fields, golf courses and swimming facilities throughout the region.  Sport plays a major role in the lives of the people of Cape Town and there is a huge interest, and therefore a major propensity to ensure the availability of adequate sports facilities and opportunities in most, if not all of Cape Town’s larger suburbs. Bellville is certainly a forerunner in this regard.

Property in Bellville and its neighbouring satellite suburbs is well established and offers excellent value throughout.  As a real estate investor, one would do well to strongly consider investing in property in Bellville or its environs.
